ONLINE BOOKING TERMS & CONDITIONS

Please read the following terms and conditions carefully as it sets out the terms of a legally binding agreement between you and Skyline Builders for the purpose of booking an apartment/villa with Skyline Builders.

  1. Skyline Builders reserves the right to accept or reject any application for Expression of Interest (EOI).
  2. Before booking online, the applicant has to confirm the preferred Apartment/ Villa is available by contacting Skyline.
  3. For booking online, the applicant is required to pay an advance amount as described hereto.
  4. Within 7 days of applying Expression of Interest (EOI) online, the applicant have to confirm the unit selected.
  5. The online booking is available at https://portal.skylinebuilders.com/, whereas payment gateway is powered by the intermediary providing payment gateway and merchant services.
  6. The basic sale price of the apartment does not include:
    1. All local taxes, building tax, sales tax on works contract or VAT as applicable, service tax, construction welfare fund, provident fund contributions, or similar social security fund contributions, if any applicable or made applicable during the period of the contract or after its completion in relation to this project, other statutory payments in respect of the construction work carried out.
    2. Security deposits, installation charges and other incidental expenses of electric posts, lines, transformer, electric connection and water connection charges.
    3. The stamp duty, registration charges, legal and other incidental expenses to be incurred in connection with the documentation, execution and registration of agreement for sale and sale deed.
    4. Any other charges or levies as may be specially referred to in the agreement.
    5. If the unit selected by the user is not available at the time of confirmation by Skyline, user may opt for another unit or demand a refund of the booking amount.
  7. Refund shall be given any time before signing the agreement. Bank charges will be applicable if any.
  8. Possession of the apartment shall be given to the customer only on settling all the dues to the Promoter
    1. After allotment, 10% of the total agreement cost is to be paid by the allottee, as an advance payment, and then agreement for sale will be executed.
    2. At the time of agreement, equal number of post dated cheques should also be provided as per the payment schedule both for self as well as bank If it is bank loan, the PDCs will be returned on receipt of the amount from the bank.
    3. The sale deed with regard to undivided share of land & apartment will be registered in favour of the allottee on receipt of the entire payments as agreed and as per K-RERA guidelines.
  9. This booking is only a confirmation towards the EOI of the applicant; the actual allotment will be done subsequently.
    1. The proposed project shall be developed and completed by the promoter in accordance with the sanctioned plans, layout plans and specifications as approved by the competent authorities.
    2. Notwithstanding anything contained in any law, contract or agreement, after the sanctioned plans, layout plans and specifications and the nature of the fixtures, fittings, amenities and common areas, of the apartment, plot or building, as the case may be, as approved by the competent authority, are disclosed or furnished to the person who agree to take one or more of the said apartment, plot or building, as the case may be, the promoter shall not make— (i) any additions and alterations in the sanctioned plans, layout plans and specifications and the nature of fixtures, fittings and amenities described therein in respect of the apartment, plot or building, as the case may be, which are agreed to be taken, without the previous consent of that person: Provided that the promoter may make such minor additions or alterations as may be required by the allottee, or such minor changes or alterations as may be necessary due to architectural and structural reasons duly recommended and verified by an authorised Architect or Engineer after proper declaration and intimation to the allottee.
  10. All the data and information provided by the applicant may be used by the Promoter only to discharge functions related to this particular transaction.
  11. All transactions are subject to Ernakulam Jurisdiction only.
